Completed Home Sale Amid Garage Size Dispute

Issue Summary

Despite the sale being finalized, the buyers now contest the garage dimensions, claiming misrepresentation after multiple inspections. Who is truly liable for this concern?

Maybe it’s a bit of both? Buyers could’ve double checked, though the seller’s data should’ve been spot on. I’m curious what others think—is there any room for negotiation on such details if documents are ambiguous?

i feel that even though the seller provided the specs, buyer shoulda done a better job verifiyin the dimensions. if the contract was clear, its on the buyer; otherwise, a legal review of the docs might show some errors, but overall due diligence is key.

i reckon the buyers kinda screwed themself here, they had plenty of chance to check the garage measurements. seller did supply the data as per reports, so imho its on the buyer. maybe a lawyer can clear it up further.

The responsibility in such cases is often a blend of determining the clarity of initial documentation and the buyer’s due diligence at the time of purchase. In my practical experience, legal documentation and explicitly detailed property specifics bear significant weight in disputes. Though buyers should verify all measurements during their inspections, sellers are expected to provide accurate information when requested. Given my encounters with similar situations, I recommend consulting a property lawyer who can assess the contractual terms and help clarify liability as per the specifics of the agreement.
