Our buyers demand that every flaw identified in the inspection be repaired, even for a 100+ year old home. Should we negotiate or handle a repair list with 40 items, including outdated wiring?
imho, negotiate here. an old house naturally has quirks and not every flaw is a defect. only address safety issues and let buyers know some problems are part of its antique charm.
Based on personal experience, when dealing with a historic property, it is useful to differentiate between critical issues that affect safety and minor cosmetic flaws that are inherent to old homes. In several negotiations I’ve witnessed, sellers who clearly articulated the limits of repairs have fared better overall. Insisting on correcting every detail can lead to unnecessary expenses and prolonged negotiations. It often benefits both parties to agree on addressing only significant concerns while treating others as part of the home’s history.
