We are in the process of selling our single-family home and are determined to avoid a sale to an investor. Our preference is for a buyer who will reside in the property rather than someone looking to add it to an investment portfolio, especially for high rental returns. I am even willing to accept a slightly lower price if it benefits a family looking for a home. Is there any disclosure requirement for investors, and how can I confirm a buyer’s investor status during negotiations?
from what i’ve seen, there’s no legal req for investors to reveal their status. i’d suggest adding clear contract clauses & doing your own verifications in negotiations. it ain’t foolproof but might help weed out non-residential buyers.
