Buyer Requests Replacement of Electrical Panel During Home Sale

We’re in the process of selling my mother-in-law’s home from the 1970s, as she has moved to a memory care facility. I anticipated that this might arise once we listed the property. A prospective buyer has requested that we replace the electrical panel. I have several inquiries:

  1. What are the safety risks associated with these panels?
  2. Will all circuit breakers need to be updated to meet current codes (AFCI/GFCI)?
  3. Is it necessary to install an outdoor main disconnect?
  4. Should the weatherhead be repositioned above the roofline?
  5. Am I overlooking anything important?
  6. What are the estimated costs for this work in the Houston, TX area?

hey Isa11! in some cases, sellers offer a credit to the buyer instead of doing the work themselves. this way it simplifies things & the new owners can hire their own contractor. maybe discuss this with ur realtor as an option? it might be less hassle 4 u!
