Investors are undoubtedly active, but it is often the grassroots efforts and public sentiment that drive the nuanced real estate trends seen in different Austin neighborhoods.

i reckon both forces show up. sometimes investors bull though locals really steer small-scale changes. its a mix of device and community vibe, though at times, the push isnt all that equal
